Prestige Estates Delivers Best-Ever Quarter with ₹12,126 Cr in Sales, Driven by NCR Entry, Robust Launches & Mumbai Completions

Prestige Estates Projects Limited has kicked off FY26 with its strongest quarterly performance to date, recording an all-time high of ₹121,264 million in sales for the quarter ended June 30, 2025 (Q1 FY26). This reflects a remarkable 300% growth compared to the same quarter last year. The company sold 4,718 units translating to a total sales volume of 9.55 million square feet, driven by strong customer demand and disciplined collections, which also reached a record ₹45,227 million – a 55% increase year-on-year. Average realizations stood at ₹13,339 per square foot for apartments and ₹7,343 per square foot for plotted developments.

This quarter marked a significant geographic shift for Prestige, with the NCR region emerging as the highest contributor to overall sales at 59%, followed by Bengaluru at 21%, Mumbai at 12%, Hyderabad at 5%, and other regions at 3%. This performance underlines Prestige’s growing pan-India presence and brand recognition. In line with its aggressive scale-up strategy, the company launched four new residential projects totaling 14.94 million square feet. These included Mulberry and Oakwood at The Prestige City in NCR (totaling 9.64 million square feet), Prestige Gardenia Estates in Bengaluru (1.06 million square feet), and Prestige Pallavaram Gardens in Chennai (4.24 million square feet).

Prestige also achieved key project completions during the quarter, delivering five residential projects across 5.45 million square feet. This includes Prestige Beverly Hills in Hyderabad, Prestige Eden Garden in Kochi, Prestige Jasdan Classic and Siesta @ TPC Mulund in Mumbai, and Prestige Primrose Hills Phase 2 in Bengaluru. Notably, these completions mark Prestige’s first-ever deliveries in the Mumbai market, reinforcing its execution capabilities in India’s most dynamic urban centers. The company also handed over Prestige Turf Tower in Mahalaxmi, Mumbai, with a developable area of 0.64 million square feet, completing the rehabilitation phase of The Prestige, Mumbai—paving the way for the main towers to move ahead.

The office vertical demonstrated solid traction with 1.21 million square feet leased in Q1 FY26 and occupancy rates holding strong at 93.7%. The retail business maintained momentum with gross turnover across malls reaching ₹5,900 million, occupancy levels at 98.9%, and exit rentals totaling ₹2,185 million. Chairman and Managing Director Irfan Razack commented that Q1 FY26 was a milestone quarter for the group, citing the highly successful launch of The Prestige City in Indirapuram, NCR, where nearly 80% of inventory was sold at launch. He noted that these achievements combined with Mumbai project completions and the recent DRHP filing for the company’s hospitality platform reflect the momentum, diversification, and execution strength fueling Prestige’s next phase of growth.
